How a Lower Rate Changes Your Buying Power

By Rosemary Kelleher ·

When rates move, buyers feel it right away. But the headline number only tells part of the story. What matters is how a rate change affects the home you can comfortably afford and the payment you can live with.

The math, made simple

On a $600,000 loan, a one point drop in rate can lower a monthly principal and interest payment by roughly $400. Over a year, that is close to $5,000 back in your pocket. Or, viewed another way, it may let you consider a home with a meaningfully higher price while keeping the same payment.

Do not wait for perfect

Many buyers try to time the bottom. The challenge is that lower rates often bring more buyers, and more buyers bring more competition. Buying the right home at a fair price, then refinancing later if rates fall further, is often the wiser path.
